Rivulets acquired 61 Robinson, a 20-storey office building in Singapore’s central business district, amid the Covid-19 epidemic (mid to late 2021). The acquisition was the subject of much media coverage, including by Forbes.

Rivulets oversaw a major asset enhancement initiative (AEI) that culminated in the project winning the 2022 Design Award by the Singapore Institute of Architects.  With the building transformed by the AEI, Rivulets was able to elevate the building’s tenancy profile.  Former and current blue-chip tenants include Apollo (a private equity firm), SAAB (an aerospace/defence company), Cyril Armachand (top Indian law firm), INEOS (a petrochemical manufacturer and partner of Mercedes-AMG F1 team) and a Malaysian government agency.

Prudential Tower

Rivulets is managing a fund that owns a significant bloc of strata offices at Prudential Tower, a Grade A office building in Raffles Place, the financial hub of Singapore.  Based on capital value alone, the assets are now worth about 30% more, representing an equity return of around double that figure.  By contrast, a hypothetical investment in a Singapore REIT index fund (iEdge S-REIT index) over the same time horizon would have been underwater.
